A variance requested by Cox & Associates, Architects P.C. of Section 30- 36-- 3(B)l.a of
the Roanoke County Zoning Ordinance to reduce the front yard setback from 35 feet to
29 feet. The purpose of this request is to expand the existing Verizon building located at
3580 Alltree Trail, Catawba Magisterial District,
Mr.. Basil Cox, Cox & Associates, Architects P,C., presented the petition for Verizon. He
stated the existing building is currently 6 feet over the setback. He stated they need to
add to the existing building in such a way that the line up of equipment is matched with
current equipment, He stated this building is used as an unmanned remote switching
station that ties back into the central offices on Franklin Road. He gave a brief interior
design description of equipment noting the equipment is sensitive.
Mr. Kenneth Turner of 3497 Alltrec Trail expressed concerns regarding this expansion
encroaching too far over the road preventing future plans to have the road upgraded fiom
a private road to a state maintained road. Both Mr, Joseph Obenshain and Mr. Cox
reviewed the site plan with Mr. Turner, Mr. Turner also expressed concern regarding
increased employee traffic. Mr Cox stated he did not anticipate an incrcase in traffic,
Mr. Thomas moved to grant the requested variance noting in the present state due to the
extraordinary setting and use of equipment which requires specific installation locations
in order to keep the building in line with existing equipment. He also noted since the
building is currently non - conforming this will allow it do be done in a correct manner,
